Brownsburg was settled in 1824 along White Lick Creek, and its population grew from just 1,578 in 1950 to 28,973 by the 2020 census — meaning most of the town's basements are relatively recent construction, dug into the same clay-heavy Hendricks County till that underlies the whole Indianapolis suburban ring. Creek-adjacent lots near the original settlement pattern face more consistent seasonal water-table pressure than the newer subdivisions further from White Lick Creek.
Rapid recent growth means consistent but not identical basements
With Brownsburg's population up 38% since 2015, whole neighborhoods of basements were built within the same few years — useful for a waterproofing plan, since a builder-grade drainage or grading shortcut in one subdivision phase often shows up as the same complaint across several neighboring homes.
